Things that can sell a house!

Inside

-Buyers like things that look aesthetically appealing. Right now, in the market the colors on walls are neutrals. Most of them are a light grey, white, beige, and some have black or darker grey trims.

-Make sure things are clean and de-cluttered

-Upgrades buyers are wanting to see are usually in the kitchen, bathroom, and utility appliances.

-Kitchen up grades could just be as simple as painting or staining cabinets, replacing linoleum flooring with floating floors or tile.

-Bathroom up grades buyers are looking for again is flooring, paint colors (stay away from colors that make your bathroom smaller), vanity, and believe it or not the shower head. Many times, I have heard buyers complain about a bathroom because of lack of caulk around the tub, and the $5 shower head.

-Utility appliances like hot water tank, furnace /AC needs to show that it has been inspected/cleaned or serviced within the last 2 years. This makes buyers have a piece of mind.

-When you are selling your house, one thing you must decide on is if appliances come with the property. More homes sell with them in. If you decide to sell with them in, then try to make sure they are matching or close to the same color (black fridge/white stove/stainless dishwasher is not appealing to the eye).

-If you have damaged doors like closets, replace them. Try to patch any damaged walls/ceilings/cabinets.

-It is also a good idea to make a list of upgrades that have been done with the year it was done,

Example- Roof 2018

Windows 2019

AC serviced 2020

Flooring 2021

Outside

-Make sure when you are ready to sell, keeping the yard nice is a must. Most buyers get an idea of the house when they get out of the car by looking at the curb appeal.

-Grass cut, landscaping cleaned up, trash picked up.

-If your house is siding, it may be a good idea to power wash it.

-Garage-make sure it is neat and tidy and room for people to walk through.


Electrical- GFCI need to be installed where water is present-kitchen counter tops, washer/dryer area, bathrooms, outside and sometimes in the garage.


Plumbing- Make sure you have good drainage, and nothing is clogged. Make sure all sinks are not leaking. If you have a sump pump, make sure that is working properly.
